Sunny Villa in Kingsland with pool | House in Auckland

Our villa and separate self contained studio are set in a lovely Mediterranean style garden near Eden Park Stadium, Morningside Precinct and Kingsland. Cafés, bars and restaurants are easy walking distance and public transport (bus, train) is only 5 mins walk away.

The space
Gorgeous large renovated villa and a separate self contained garden studio. Three large bedrooms, the master bedroom has an ensuite and dressing room; another with a loft double bed and the 3rd with a double bed, books lining one wall and a desk. A lovely large main bathroom with clawfoot bath and shower. Additionally there is a separate laundry with chest freezer, washer, dryer, drying rack, bed linen etc.
A large open plan living space is located at the end of the hall and opens onto a lovely, north facing garden and pool. We have sun all day long in the garden, kitchen, dining and living area. Big wrap around verandah provides shelter and outdoor dining plus another covered seating area with outdoor fire for those chilly evenings.

We have a projector available with pull down screen in the main house and a smart TV in the garden studio. No TV in main house.

Central heating is throughout the house. We also have HRV ventilation system which filters air through vents, keeping condensation at a minimum and retaining a dry cool house in the summer and warm dry house in the winter.

A separate garden studio is set up as an office / bedroom with own bathroom and exercise equipment. It has it's own entrance from the street as well as french doors from the garden.

Guest access
Full access to the whole house, garden studio, garden, pool and carport. Two bikes also available for use.

Other things to note
We have a two car covered carport which is available to you. Parking on the street is free all day. Restricted parking on street during games @ Eden Park. Check signage.
This is a great area to stay. Quick drive to Ponsonby or city. Westfield Shopping Mall in St Lukes is a quick 10 min walk, Morningside Precinct a 3 min walk away and Kingsland cafes a short walk up the road. Train and bus links are both very close to our house.
